Beautiful, lush area in Utah near Fruitland with some very high-priced land; 5-10 acre lots here go for $100k plus. This is a nice 0.18-acre sized lot right off Highway 40. Not many lots are listed for sale here as people tend to hold onto their land. There are no current Zillow comps. Similar sized lots in the area have some home builds and some RVs. Zoning in the whole area is Agricultural A-5 until you put in a well or water source, at which point they zone it for residential use. It’s best to check with the county for more details. Given the location near the highway, it’s worth looking into billboard space zoning and options as a money maker. There is a road off the highway that goes to the land, but you would need to slightly drive over or clear a small path to the lot from it which isn’t much work.
